The brief
The client had signed a lease that started before handover was possible on a normal programme. Every week of delay was rent paid on an empty floor, so the programme, not the finish schedule, drove every decision.
What we did
We ordered the long-lead items — HVAC units, glass partitions and workstations — in week one against a 60% drawing set, and released the remaining details as they froze. Ceiling, flooring and partition trades ran on a rotating zone schedule rather than sequentially.
The outcome
Occupied in nine weeks against an eleven-week baseline. The client moved in with the fire NOC already in hand.
