Ground conditions

Mixed. Firm ground across much of Sahakar Nagar and Yelahanka, but the Hebbal and Jakkur lake catchments have a high water table and soft strata. Around those lakes a soil test is not optional — it decides the foundation type.

Access & logistics

Excellent arterial access along Bellary Road and the airport corridor. Internal roads in the newer layouts are often unmade during construction, so wet-season access for heavy vehicles needs planning into the programme.

Height may be capped by the flight path

Plots under the approach corridor can require aviation clearance, and the permissible height may be lower than the FAR suggests. We check this before designing an additional floor someone cannot build.

Lake-adjacent plots need a real soil test

Near the Hebbal and Jakkur catchments the water table is high enough to change the foundation design and to make sunken-slab waterproofing a structural concern rather than a finishing one.
