Building in
Electronic City.
Electronic City sits partly under its own township authority rather than straightforward BBMP jurisdiction, which changes the approval route and the applicable rules. Getting that determination right at the outset saves weeks later.
- Approving authority
- BBMP and, in parts, the Electronics City Industrial Township Authority
- Also covering
- Phase 1 & 2, Neeladri Nagar, Konappana Agrahara, Hebbagodi
- Common projects
- Independent houses and villa plots for the tech workforce, commercial and light-industrial construction, and warehouse and storage facilities.
Ground conditions
Hard, rocky terrain across much of the area. This is genuinely good news for foundations and genuinely bad news for excavation: sumps, basements and deep footings can require rock breaking, which is slow, noisy and has to be budgeted honestly rather than discovered.
Access & logistics
Good arterial access via the elevated expressway, and internal industrial roads are built for heavy vehicles. Of the areas we work in, this is among the easiest for material logistics.
Confirm the approving authority first
Whether a plot falls under BBMP or the township authority determines the sanction process and the applicable building rules. We establish this before any drawing work, because the answer changes the design constraints.
Price rock excavation explicitly
Where rock is likely, we quote excavation as a measured item with a stated rate rather than folding an optimistic guess into a lump sum. It is the single most common source of variation claims in this area.
