Indiranagar combines old defence-layout housing stock with one of the busiest commercial strips in the city. Most work splits cleanly between residential rebuilds on the old defence plots and new retail and hospitality buildings on the strip.

Ground conditions
Firm ground generally, with rock encountered at moderate depth in parts of HAL stages. Rock changes excavation cost materially, so where a basement or deep sump is proposed we establish the depth before pricing rather than carrying an optimistic allowance.
Access & logistics
100 Feet Road and CMH Road are effectively unusable for material delivery during trading hours. Residential internal roads are workable but tight. Night delivery windows are frequently the only realistic option for bulk materials.
Layout conditions can restrict what you build
Parts of Defence Colony carry conditions on height, use and conversion inherited from the original allotment. These are checked against the sale deed and layout terms before design, because they are not visible on a site visit.
Hospitality builds need services planned first
Kitchen exhaust routing, grease traps and acoustic separation decide whether a restaurant build is feasible on a given plot. We resolve those three before drawing a floor plan.
