Ground conditions
Stable, well-drained soil with good bearing capacity — among the more forgiving ground in the city. The constraints here are structural and regulatory rather than geotechnical.
Access & logistics
Generous, tree-lined layout roads make delivery straightforward by Bengaluru standards. The mature tree cover itself is the constraint: canopy clearance limits crane and boom-pump positioning, and trees are protected.
Neighbours need a condition survey before demolition
Houses from this era sit close to their boundaries and were built to lighter standards than current practice. Before demolition we survey the adjoining structures and record their condition in writing, so that any later dispute about cracking has a baseline to argue from.
Trees are protected and plans must work around them
Removing or pruning a mature tree requires permission, and the canopy affects where equipment can stand. We survey tree positions at the first visit and design access around them.
