Ground conditions
Highly variable. Firm ground on the higher stretches, but the Bellandur and Kaikondrahalli lake catchments include genuinely soft, water-retaining ground. This is the corridor where skipping a soil test causes the most expensive mistakes.
Access & logistics
The main road is heavily congested and internal layout roads are frequently unmade. Wet-season access for concrete deliveries needs to be planned, and in some layouts a temporary access track is a legitimate line in the budget.
Verify jurisdiction and khata plot by plot
Outer stretches sit under panchayat rather than BBMP, with different approval routes and different loan implications. Two plots on the same road can differ. We verify per plot, not per area.

Around the catchments, monsoon behaviour drives the foundation, the plinth level and the site drainage. These are decided before the architecture, because reversing them later is not practical.
