How do I start a project with GEM Construction?

Accepted Answer

Send us the plot or property details and a rough idea of what you want to build. We will arrange a site visit within two working days, walk the space with you, and follow up with a written feasibility note and an indicative cost range. There is no charge for any of that, and no obligation to proceed.

Which areas of Bangalore do you cover?

Accepted Answer

We work across the whole of Bengaluru, including Whitefield, Electronic City, Koramangala, Indiranagar, Hebbal, Jayanagar, Marathahalli, HSR Layout, Yelahanka, HBR Layout, Sarjapur Road and Bannerghatta Road. We also take selected projects in North Karnataka. If you are outside the city, ask us — travel and supervision are quoted transparently rather than absorbed into the rate.

Do you offer advice on site selection before I buy?

Accepted Answer

Yes, and it is usually the cheapest consultancy you will ever buy. We look at soil conditions, road access for material delivery, setback implications, FAR, and whether the plot shape will force expensive structural compromises. It is far less painful to learn about a problem before the sale deed than after.

Can I see an ongoing project before I commit?

Yes. We would rather you visit a live site than a finished showroom, because a live site tells you far more about how a contractor actually works. We will arrange a visit with the client's permission and a safety briefing.

How do I get an accurate cost estimate?

Accepted Answer

Accurate costing needs three things: a site visit, a drawing set at concept level, and a decision on finish grade. Once we have those, we issue a line-item bill of quantities rather than a single lump-sum number, so you can see exactly what drives the price and where you have room to adjust.

Can you work within a fixed budget?

Accepted Answer

Almost always, provided we discuss it honestly at the start. A budget is a design constraint like any other. Tell us the ceiling and we will tell you what it buys, which specifications we would recommend adjusting, and where cutting cost will cost you more later. What we will not do is quote low to win the job and recover it through variations.

What does your quotation actually include?

Every quotation names the brand, grade and specification for each material, the quantity, the rate and the total. Items that are genuinely provisional are marked as provisional sums, not hidden in a round number. Taxes, statutory fees and any exclusions are stated on the same page.

How are payments structured?

Accepted Answer

Against completed milestones, not against the calendar. Typical residential stages are mobilisation, foundation, each slab, blockwork, plastering, finishing and handover. You release a payment because work is complete and verified, never because a date has passed.

How long does a residential build take?

Accepted Answer

A G+2 independent house on a standard Bengaluru site typically runs 7 to 14 months from setting-out to handover, depending on built-up area, finish level and how quickly approvals clear. Interiors on an existing property usually run 6 to 14 weeks. We commit to a date in the contract and report against it weekly.

Do you handle permits, plan sanction and approvals?

Accepted Answer

Yes. We coordinate BBMP or BDA plan sanction, the khata and property documentation trail, commencement and completion certificates, and — for commercial work — fire NOC, electrical inspectorate and lift clearances. You will be told exactly which documents we need from you and when.

Do you provide design, 3D visualisation and walkthroughs?

Yes. Architectural and structural design, 2D layouts, photoreal 3D renders and video walkthroughs are all produced in-house or with our retained consultants. Seeing a space before it is built is the cheapest possible moment to change your mind about it.

Can I customise materials, finishes and fittings?

Accepted Answer

Entirely. You can select every tile, fitting, laminate and paint shade, or hand the selection to us and approve a curated shortlist. Either way, the choice is recorded in the BOQ with a brand and code, so what arrives on site is what you chose.

Can I stay in the property during a renovation?

Accepted Answer

Often yes, with a phased programme. We screen off working zones, protect access routes, schedule dust-generating work into agreed windows and run debris removal on a fixed rota. It extends the programme somewhat, but it saves the cost and upheaval of moving out.

How will I know what is happening on site?

Accepted Answer

You get a named project manager, a weekly written progress report with photographs, and a shared checklist of what is complete, what is in progress and what is blocked. You are welcome on site whenever you like — we do not run projects that need to be hidden from the client.

How do you ensure build quality?

Accepted Answer

Through checks that happen before work is covered up, not after. Reinforcement is verified against the bar-bending schedule before pouring. Concrete cubes are tested at 7 and 28 days. Plumbing is pressure-tested before tiling. Every stage has a sign-off, and nothing is concealed until its check has passed.

Are your projects covered by a warranty?

Accepted Answer

Yes. Structural work carries a defect liability period defined in your contract, waterproofing carries a separate written warranty, and branded fittings and hardware carry their manufacturer warranties, which we register in your name and hand over in the completion file.

What support do you provide after handover?

Accepted Answer

You get a named contact for the full defect liability period, not a general enquiry line. Snags reported during that window are attended to at no cost. After it expires we still take maintenance calls from past clients — most of our work comes from people we have already built for.

Question 18

Do you offer sustainable and energy-efficient options?

Accepted Answer

Yes, and we will tell you honestly which ones pay back in a Bengaluru climate. Rainwater harvesting, solar water heating, cross-ventilation planning, AAC blockwork, low-VOC paints and daylight-led layouts all earn their cost. Some other green specifications do not, and we will say so rather than sell them to you.
