Sound soil across most blocks. The real subsurface issue is not bearing capacity but the age and unpredictability of buried services: older blocks carry water and drainage lines that do not match any available drawing, which is why we scan and hand-excavate before machine digging near boundaries.
Access & logistics
Narrow internal roads, permanent on-street parking pressure and commercial frontage make logistics the hardest part of any Koramangala job. Deliveries are scheduled in small, frequent loads rather than the usual bulk drops.
Commercial builds run against a rent clock
