HBR Layout

Kalyan Nagar · HRBR Layout · Hennur

Our office is in HBR Layout, so the sites in this corner of north-east Bengaluru are the closest we build to — and the ones we can reach fastest when something on site needs a decision. The work here is a mix of family homes and rental buildings, shaped as much by road width and khata status as by the drawings.

Whitefield

Varthur · Kadugodi · Hoodi

Whitefield builds are dominated by two things: tech-corridor traffic and the patchwork of revenue records left over from its rapid absorption into the city. The construction is rarely the hard part — the documentation and the delivery window usually are.

HSR Layout

Sector 1–7 · Agara · Somasundarapalya

HSR is a planned BDA layout, which makes it one of the more predictable places in the city to build — regular plot geometry, clean titles in most sectors, and setbacks that behave the way the drawing says they will.

Koramangala

1st to 8th Block · Ejipura · Jakkasandra

Koramangala is a mature, dense, high-value area where almost every project is a redevelopment. Construction on a virgin plot is rare — what is common is taking an ageing building down and rebuilding on the same footprint, inside a street that never stops.

Indiranagar

Defence Colony · HAL 2nd & 3rd Stage · Domlur

Indiranagar combines old defence-layout housing stock with one of the busiest commercial strips in the city. Most work splits cleanly between residential rebuilds on the old defence plots and new retail and hospitality buildings on the strip.

Electronic City

Phase 1 & 2 · Neeladri Nagar · Konappana Agrahara

Electronic City sits partly under its own township authority rather than straightforward BBMP jurisdiction, which changes the approval route and the applicable rules. Getting that determination right at the outset saves weeks later.

Hebbal

Sahakar Nagar · Jakkur · Yelahanka New Town

The northern corridor has grown fastest around the airport road, and it carries a constraint most of the city does not: proximity to the flight path, which can cap building height regardless of what the FAR would otherwise allow.

Jayanagar

1st to 9th Block · JP Nagar · Banashankari

South Bengaluru's older planned blocks hold some of the best-proportioned residential plots in the city and a great deal of ageing housing stock. Nearly all our work here is redevelopment — an old house comes down and a new one goes up on a plot that was well proportioned to begin with.

Sarjapur Road

Bellandur · Kaikondrahalli · Haralur

Sarjapur Road is the city's most active growth corridor, and also the one where jurisdiction and documentation vary most from plot to plot. The further out you go, the more carefully the paperwork needs checking.
