How to Compare Construction Quotes in Bangalore (Free Quote Comparison Scorecard)

Three contractors, three quotes, three different per-sq-ft rates. The cheapest one is rarely the cheapest by the time the house is finished. Here is how to compare them properly.

How to Compare Construction Quotes in Bangalore (Before You Sign Anything)

Three contractors, three quotes, three different per-sq-ft rates. The cheapest one is rarely the cheapest by the time the house is finished. Here is how to compare them properly.

If you're reading this, you probably have at least two quotations on your desk and a nagging feeling that they aren't really comparable. You're right.

A quote of ₹1,850 per sq ft and another of ₹2,300 per sq ft may cover completely different houses. One may exclude waterproofing, count the terrace as free area, or price flooring at a tile allowance that won't cover the tile you actually like. The rate is the headline. The scope behind the rate is what you're really buying.

This guide gives you a 12-point method to put any two quotes on the same footing. At the end you can download the scorecard we use, so you can fill it in for your own quotes.

Why per-sq-ft rates mislead

A per-sq-ft figure is a shortcut, and shortcuts hide differences. Two contractors can quote the same rate and deliver very different outcomes because of:

How built-up area is measured. Balconies, staircase headroom and terrace areas are counted differently by different contractors. Your "1,950 sq ft" may be 2,100 on their tape.

What's inside "turnkey." Some rates include electrical, plumbing and tile allowances. Others quietly exclude them.

Grades and brands. "Steel" and "cement" are not specifications. Fe500D steel and a named cement grade are.

What's left out entirely. Approvals, BESCOM/BWSSB connections, borewell, sump, rainwater harvesting, compound wall and GST are the usual culprits.

For reference, indicative 2026 ranges in Bengaluru run roughly ₹1,850–₹2,200 (standard), ₹2,200–₹2,700 (premium) and ₹2,700+ (luxury), turnkey. Our full breakdown is in House Construction Cost in Bangalore in 2026. A quote far below the bottom of that range has almost always left something out.

The 12-point comparison

Score each quote against these twelve points. If a contractor can't answer one in writing, treat it as a "no."

Scope and price

1. Is there a line-item Bill of Quantities (BOQ)?

A one-page quote with a single rate is a sales document, not a contract document. You want quantities, units, and rates per line. If a contractor won't give you a BOQ, you can't compare and you can't enforce.

2. Are brands and grades named?

Cement grade, steel grade (Fe500D), tile brand and rate, sanitaryware brand, window system, main door specification. "Branded" or "good quality" means nothing until it has a name.

3. How is built-up area calculated?

Ask each contractor to show their measurement on your drawing. This one question can close a gap that looks like ₹4–5 lakh on a G+1 house.

4. What's excluded, line by line?

Take the exclusions list (approvals, soil test, structural design fees, BESCOM/BWSSB connections, temporary power and water, borewell, sump, rainwater harvesting, compound wall, demolition, elevation features, interiors) and mark each as included, excluded or not mentioned. "Not mentioned" is the dangerous one.

5. Is GST included, and at what rate?

Get it in writing. Quotes that look ₹3–4 lakh apart are sometimes just one with GST and one without.

Risk and protection

6. Is the rate fixed, or does it have an escalation clause?

A fixed rate and a rate that moves with steel and cement prices are different offers even when the number is identical.

7. What does the payment schedule look like?

Payments should follow completed stages, not calendar dates. As a rule of thumb, foundation and frame are roughly 35–45% of the job. A contractor asking for half the contract value before the roof slab is cast is asking you to fund work that hasn't happened.

8. Is the handover date in the contract?

"Around 8 months" is a hope. A dated handover with a stated consequence for delay is a commitment. Also ask how delays are communicated: reason, impact and recovery plan.

9. What's checked before it's covered up?

Reinforcement before concrete. Plumbing pressure-tested before tiling. Sunken slabs tested before backfilling. Ask for the contractor's process in writing, because these are the defects you can't see later.

Accountability

10. What's the defect liability period, and is waterproofing separate?

Twelve months is a reasonable minimum. Waterproofing should carry its own written warranty, for considerably longer, and it should be in your name.

11. Who is your single point of contact?

Ask for a named project manager, not "the office." Who handles your drawings, selections, site updates and snag list?

12. Can you visit the site, unannounced?

Ask to see an ongoing project, not only a finished one. A contractor confident in their work welcomes this.

A worked example: two quotes that looked ₹6 lakh apart

Say you're building a G+1 house on a 30x40 site (about 1,950 sq ft built-up).

Quote A looks about ₹5.8 lakh cheaper. But waterproofing, sump, rainwater harvesting and GST are all unpriced. Once those are added, and the built-up area is checked, the gap can shrink to almost nothing, or reverse. This is an illustrative example using rates from our cost guide, not a real customer quote. The point is that the comparison only becomes honest once both quotes are on the same scope.

Three red flags worth walking away from

No drawings, no BOQ, but a firm price. Nothing is locked, so anything can change.

Pressure to sign or pay an advance "this week only." A good contractor's price will still be good next week.

Vague answers on what's excluded. If they can't tell you what isn't in the price, they'll tell you later, on the invoice.
