The brief
Three generations of additions had left the house with a dark centre, failing plumbing and a kitchen cut off from everything. The owners wanted it opened up — but the wall in question was carrying load.
What we did
Rebar scanning and a structural opinion confirmed the wall was load-bearing. Rather than abandoning the plan, we transferred the load to a new steel portal frame, which let us remove 4.2 metres of masonry and connect kitchen, dining and living into one daylit space.
The outcome
The centre of the house now gets direct light for the first time since it was built. All services were replaced end to end, with the new routing documented for whoever renovates next.
